I can't recommend enough for sellers to get an inspection before they list their home. If you do the inspection and make the necessary repairs before listing your home you wont have issues come up when a potential buyer has an inspection done, which could cost you a sale.
I will pay for the inspection if my seller buys a home warranty. Having a warranty is a great selling point because it gives buyers more security with buying the home. The home warranty also covers the sellers until their home sells, so if any repairs come up on the covered items the seller is covered.
If you are considering putting your home on the market pay the couple hundred dollars to have it inspected to help insure a successful sale.
